My throat seized. How could he have seen my hand in the affair so quickly?
“A man who pays full price for real estate is as rare and sinister as a shop assistant who accepts half-pay. We should warn the nearest bank, don’t you think?”

Of course a man that had been friends and colleagues with Sherlock Holmes for many years would be suspicious of Dr. Verner's behaviour ^^ It's rather sweet in a way that Holmes didn't imagine this happening - he just wanted to help his friend as much as possible.

Of course, Watson does not guess the correct solution to the puzzle, because Watson is contractually obligated not to get the right conclusion, but he recognizes that there is a puzzle here, which is one of the things that generally makes him an excellent conductor of light, though he is not in himself luminous :)
